В Киеве стали чаще выставлять на продажу квартиры большой площадью
Об этом сообщают аналитики портала «Столичная недвижимость».
Аналитики портала также акцентировали внимание на том, что по итогам июня число предложения однокомнатных и двухкомнатных квартир на вторичном рынке недвижимости Киева сократилось на 5,4% и 2%, по сравнению с маем.
По данным «Столичной недвижимости», число квартир, впервые выставленных на продажу, по итогам июня составило 16,3% от всего объема или 1988 квартир.
«Средняя цена предложений «новых» квартир в Киеве на 14,7% ниже средневзвешенной цены по итогам мая, и составила – 2465 дол. США за 1 кв. м» - говорится в аналитическом отчете портала.
Специалисты отметили, что на вторичном рынке жилой недвижимости Киева объем предложений в базе портала по итогам июня увеличился на 1,8% и составил свыше 12000 квартир.
Проанализировано 12222 квартиры.

двухкомнатные квартиры – 3824
трехкомнатные квартиры – 4156
четырехкомнатные квартиры– 1275
пятикомнатные квартиры– 366

The French Paradox: Why the French Don't Get Fat and Americans Do
It is often observed that the French, among other cultures, enjoy a paradox that is anything but imaginable to most Americans. The "French Paradox", as it has been labeled, illustrates how the French eat food that tends to be overwhelmingly rich, buttery, and fattening, yet their health statistics reflect an overall thin, healthy, and long-lived population. Conversely, the United States shares the French's love of decadent and tasty food, yet suffer from an entirely different fate of an overweight and unhealthy culture of people. The statistics are staggering. Two thirds of Americans are overweight or obese, at the time of writing, while the French have an obesity rate looming somewhere near a modest 10% range. And this with the French readily enjoying Foie Gras, Torchons, soufflés and all the most deadly of fat and cholesterol-laden foods. What gives?
Scientists and social scientists alike have all weighed in of the matter to give us yet a bit more confusion and some form of a plausible explanation. Turns out, scientists have studied all the mainstays of the French diet looking for the smoking gun. First they thought it was the olive oil, with all of its enlightening qualities, yet they still couldn't account for all the other animal-originated fats (the worst kind) that the French consumed. Scientists studied the wine, the garlic, the breads, and even the duck liver for their fat and cholesterol-negating effects, but to no avail.
Those baffled by the phenomena found their answer in a more pragmatic approach in the French habits. Turns out that the French are eating their murderous foods just as most developed countries are, yet their approach to consumption is wholly different than our own. As some have said, the French approach food in a more leisurely and time consuming fashion. They have a "love affair" with food so to speak, so as to take enjoyment in the entire meal and the whole slow process of consumption. This fly's in stark contrast to the American style of eating, where it is not uncommon to eat rushed and in a manner that leaves the senses satisfied for only a brief moment. How often have you had to eat an entire meal on your feet and in a matter of minutes without giving yourself time to savor what is going into your mouth? I do it almost daily. As the story goes, this facet of the American diet states that food is for "fueling up", rather than to be eaten leisurely while each bite is savored and pondered. Hence we coin a term synonymous with the American diet: fast food.
This analysis has yet to explain the entire mystery however. This slow and leisurely process of French eating accounts for an eating style that often focuses on the quality and complexity of the food rather than the quantity. Put in a different way, the French eat less than we do. Plain and simple, regardless of how oily and cheesy French food is, they stick to small and manageable portions of these classically heavy dishes. The French adhere to eating strictly three meals a day, steering themselves away from snacks and excessive alcohol consumption, so as to enjoy what they want and steer clear of what they don't need. There is not a focus of over-consumption in France, converse to the "Super Size" mentality we have here.
Many countries in Europe embrace this same quality-not-quantity perspective. I remember my first trip to Italy a few summers ago when I first picked up on the phenomena. I remember (and so too does my travel friend) doing nothing but complaining about the Italian style of eating in Rome. A continental breakfast in Italy consisted of a piece of bread; coffee with milk, and some small pieces of cheese. Every hotel we stayed at, with the exception of one, offered up these supposed "breakfasts" with no other menu options. I just ended up sleeping through most of our complimentary breakfasts. Come lunch time I would go to one of the many little Panini sandwich shops that served up a wide selection of ingredients on an Italian roll. Turns out that these panini's were decorated with such a small amount of ingredients that I had to eat two of them to be fully satisfied. The pizza followed in similar suit. It was a razor thin piece of dough with stark patches of cheese and sauce, so as to render it looking almost incomplete. Again, I was disappointed . I paid no attention to how amazing the food tasted or how fresh the organic arugula and aged prosciutto was....I wanted quantity and a full stomach. I was on vacation for goodness sakes! This was the classic Fat Mentality alive and well on the streets of Rome.
Americans just haven't grasped that bigger is not better and that a consistently full stomach is far from ideal. Food here in the states is eaten quickly and hastily, almost always being digested before being fully enjoyed. This Fat Mentality places an emphasis on the size of the meal rather than the quality of the ingredients. As developing countries pick up on the American habits, they too pick up on American epidemics including obesity, heart disease and diabetes. The path is dangerous and difficult to avoid, yet when executed successfully, the payoff is invaluable.

6 Steps to Breaking Bad Eating Habits
As you know, habits are difficult to break. This is because habits are formed by a complex combination of emotions, actions, biology, and relationships. Here are 6 simple steps to breaking your bad habits.
Step #1: Identify the Problem Behaviors
We think we are aware of our eating patterns, but we're not. Research studies show that 30% of normal weight people significantly under-report what they eat and 60% of over-weight people under- report what they eat.
The best way to identify behaviors is to keep a daily record. Do this for 2 weeks and then begin to make changes. Record:
o Time/ Situation
o Feelings/ Mood
o What you ate and where you ate it
o Nutritional value
o How you felt afterwards
Step #2: Regulate your environment
The idea is to make it more difficult to carry out you habits. Here are some steps to take to gain control over your environment.
1. Eliminate junk foods from your house. If it is not there, it is much easier not to eat it, right?
2. Keep controlled portions on hand. You can do this by buying food and then dividing it up, freezing some in Tupperware, and placing some in plastic baggies.
3. Sit down. People overeat while standing because they eat on the go and don't realize how much they eat. As a rule, it is better to sit, but if you overeat while sitting, try to break the cycle by standing sometimes.
4. Slow down. If you are a quick eater (not a good thing for losing weight!) try to play some slow music, take smaller bites, and turn down the lights.
5. Keep great portion-controlled healthy snacks on hand. The best snacks are ones that are in portions, such as individually wrapped string cheese, small bags of nuts, little bags of mini carrots, or fruit.
Step #3: Changing Emotional Eating
Any emotion can lead to unhealthy eating. End this by coming up with a list of alternative activities to do which will help you manage any negative emotions. The best activities are ones that are actually opposite to how you are feeling.
It may feel unnatural or counterintuitive, but it helps you to figure out what to do differently. For instance, if I feel sad and want to lie on the couch with a pint of Ben & Jerry's, I know that what I really need to do is the opposite of this: Get out, get active, and eat something that makes me feel good.
Step #4: Turn Excuses into Strategies
What excuses come up for you? I recently found that I say, "I don't have time to...go grocery shopping, go to the gym, to prepare a healthy dinner..." My common excuse is time.
Our excuses are often based in reality. I don't have much extra time. Question your excuses and use them to find solutions.
Let's take my first one: I don't have time to go grocery shopping. Instead I go out to eat several times per week. I go to a deli for lunch 4 days per week. This takes 25 minutes per day or over 1.5 hours a week just for lunch. It takes about an hour to go to the grocery store and buy some healthy organic frozen meals. The time is less and the nutritional value is much better when I prepare my own meals.
Step #5: Partially Gratify Urges
If your habit is to sit and snack for a long period of time, find something that is healthy and slow to eat, such as grapes, mini carrot sticks, non-fat or low-fat popcorn, or blueberries one by one. You gratify your urge to snack for fifteen minutes but do so with few calories.
You can also use this strategy for fulfilling cravings with healthier options. For instance, if you crave something salty, go for some lightly salted vegetables or pretzels. If you crave chocolate, have a few chocolate covered raisins or soybeans. Over time your urges for the higher fat and calorie items will diminish because you've broken the connection between the urge an eating those things.
Step #6: Hang Out With People with the Eating Habits You Want
If someone close to you eats healthily, you're more likely to eat healthy. Being around healthy eaters will reduce temptations and sense of deprivation. Ask others for support--when someone gives you encouragement or praise for your healthy choices, it serves as positive reinforcement, making you more likely to choose smart options in the future.
Use these 6 steps consistently and over time your bad habits will be replaced with healthy ones!

В Испании опубликовали статистику падения цен на жилье во II квартале
Первичное жилье потеряло в цене 3,9%, тогда как жилье на вторичном рынке недвижимости в Испании подешевело на 11,2%. Отметим, что во вторичном сегменте наблюдался ценовой рост относительно I квартала.
Значительнее всего стоимость жилой недвижимости в Испании снизилась в автономных областях Каталония (13,3%) и Страна Басков (12,6%), а также в Мадриде (12,4%). В наименьший степени ценовой спад затронул регионы Галисия (0,8%), Астурия (0,9%) и Эстремадура (1%), сообщает Spanish Property Insight.
Напомним, что во II квартале число закладок новых жилых объектов в Испании сократилось на 60% в годовом исчислении, а число выданных строительных разрешений – на 70%.

Покупатель выставил два условия – прибыль в размере 5% годовых и расположение всех квартир в одном здании.
